Schedule of Finishes & Specifications

1. All external load-bearing walls will be founded on 15 MPA mass concrete footing as indicated on the working drawings. 1.2 All internal dividing walls will be founded on thickened 15 MPA concrete surface bed, on Compacted fill indicated on the working drawings. 1.3 Conventional building methods, as far normal foundations, will be used. 2. SUPER STRUCTURE Houses to be with 220mm thick external, and 110mm thick internal walls constructed with average 7 MPA cement-building bricks or hollow blocks. 3. ROOFS Roof trusses and /or rafters will be constructed with grade V4 S A Pine timber Roof coverings will be nutec roof covering or suitable material to the developer’s discretion. Asbestos fascias - 228mm will be fitted.
4. DOORS & FRAMES Front door to be a 6 Panel Meranti door. All other external doors to be standard button doors All internal doors to be hollow core EE doors All doors to be hung to S A Pine wooden frames. Roll up garage door to be standard buffalo brown or similar approved. 5. WINDOWS All windows to be standard residential type aluminum white powder coated windows or similar approved. 6. GLAZING Glazing to all steel windows will be 3mm clear sheet glass except windows to toilets and Bathrooms which will be glazed 4mm obscure glass. 7. WALL FINISHES Internal walls will have a coat cement plaster finished, trawled smooth with a steel trowel. TILES Ceramic tiles costing N$ 75.00 / m˛ as selected by the purchaser will be provided as follows: KITCHEN – Three courses in splash back to sink and on top of kitchen tops only BATHROOMS – 1.5m tiles against wall SHOWER – Inside to a height of 1.8m. TOILETS Walls will not be tiled FLOOR FINISHES All surface beds will be finished smooth with a steel trowel. All bedrooms will be carpeted in VAN DYK carpets or similar approved. Carpet skirting of 40mm as finishing in all bedrooms with carpets. (Wall to Wall) Kitchens, bathrooms, toilets, lounge, corridors to be covered in glazed tiles or similar approved. Clients are to choose floor coverings from the range as specified by the Developer. No more than One color of floor coverings may be chosen per house. Tile skirting as finishing where glazed floor tiles are CEILINGSCeilings to be 13mm soft board with V-joints or Rhino board. Cornice to be covered fiber cement. PAINTING Ceilings and cornice will be painted with two coats of interior quality white contractors PVA. All plastered surfaces will be painted with two coats PVA. All hardwood surfaces will be finished with two coats of wood sealer or one undercoat and two coats high gloss enamel paint. All other timber or hardboard surfaces will be finished with one universal undercoat and two coats enamel paint. All internal walls will be painted white. All external walls will be painted a color scheme as selected by the developer. IRONMONGERY All internal doors will be fitted with a two-lever lockset with chromium-plated furniture. All external doors will be fitted with a three-lever lockset with chromium-plated furniture. JOINERY Built-in cupboards and kitchen units will be provided as shown on the kitchen layout and bedrooms. Kitchen cupboard tops to be formica or similar approved by developer. ` ELECTRICAL Plugs and lights will be provided as shown on the architect’s working drawings. Light fittings as selected and fitted by the developer will be provided. One telephone point will be provided. A TV point will be provided.
